Vanguardeagle - Asset Management

Vanguardeagle – Asset Management, Lda. ("VGAM") offers asset management consultancy and management. It provides services to Vanguard Properties on an exclusive basis. Vanguardeagle - Mediação Imobiliária, Lda. Is a real estate agent, actively involved in seeking out and selecting investment opportunities. Vanguard Properties (with more than 25 Portuguese investment vehicles) occupies a frontline position in the ranking of Portugal’s largest residential real estate developers. It is currently developing eighteen projects, in Lisbon, Oeiras, Comporta, Algarve and other cities and regions of Portugal. The current value of projects under development is in excess of €1 bn.

The company provides the following services to Vanguard Properties on an exclusive basis:

  1. Procurement and evaluation of investment projects.
  2. Defining the concepts for each real estate project.
  3. Drawing up business plans and negotiating lines of credit.
  4. Preparing specifications, managing construction tenders and monitoring all stages of project development.
  5. Monitoring the entire licencing process, including definition of the licencing strategy.
  6. Coordinating the production of online and offline marketing material, selecting real estate promoters and monitoring the entire process until the assets are put on the market and delivered to the final client.
  7. Coordinating accounts, treasury management and payments.
  8. Coordinating external consultants in particular as regards urban planning and taxation.

Investment Focus

Residential and tourist real estate projects in Lisbon, Oeiras, Estoril, Cascais, Comporta, Algarve, Porto, Coimbra and Guimarães.
Well-located office blocks in Lisbon are being converted into residential properties.
These projects have areas from more than 2,500 m2 to 150,000 m2, excluding private underground parking.
We give priority to projects with fine views, ceiling heights above 2.80 m (in reconversion projects) and construction areas ranging from 5,000 to 25,000 m2.
We favour projects with high quality vistas, and good access to the road and public transport networks.
